Plumbing a new kitchen, first fix to second fix

A new kitchen is two separate pieces of plumbing work with the fitting in between. First fix is everything that has to happen before the units go in: moving hot and cold supply to wherever the new sink and appliances are going, running the waste to the right point at the right fall, capping and pressure testing so the kitchen fitter can work without a live pipe behind them. Second fix is the sink, tap, waste trap, appliance connections and isolation valves once the units and worktop are in place. We are happy to do both, or to come in for one where somebody else is handling the rest — what matters is that the pipework is set out before the units are fixed, not after.

Sinks, taps and waste

Most kitchen calls are smaller than a full refit. We replace kitchen taps and mixers, swap sinks, fit and re-seal waste kits, and sort out the slow, gurgling drain that usually means a trap full of fat or a waste run with too little fall. Where a tap is dripping we will tell you honestly whether a cartridge or washer will fix it or whether the body has worn past the point of repair — replacing a serviceable tap is a waste of your money. We also fit isolation valves under the sink where there are none, which turns every future job from a whole-house shutdown into a two-minute one.

Washing machines, dishwashers and appliance connections

Appliances are the most common source of kitchen water damage, and almost always because of how they were connected rather than the machine itself. A washing machine or dishwasher needs its own isolated supply on a proper appliance valve, a waste connection into a trap spigot or standpipe at the right height, and a hose run that is not kinked behind the machine or stretched to reach. Push-fit connections made in a hurry and a waste hose pushed into a spigot without a clip are what we find behind most kitchen floods. We fit them properly, test under running load, and check the connection is accessible so it can be isolated in a hurry.

Blockages, leaks and the smell under the sink

Kitchen waste takes more abuse than anywhere else in the house — fat, food waste and detergent scale build up until the run narrows. Signs worth acting on are a sink that empties slowly, gurgling from an adjacent appliance when the sink drains, a damp cupboard base, or a persistent drain smell that means a trap has dried out or been bypassed. We clear the blockage, but we also look at why it happened: a waste run at the wrong fall, a trap that was never fitted correctly, or a shared run backing up further along. Clearing the same spot repeatedly is not a repair.
